SEAREI terms of service: what you are buying, your responsibilities, refunds, and liability.
Nature of the service
SEAREI produces disclosure artifacts and a verification record from images you supply, and (for Core Staging) virtually stages empty-room photos. SEAREI is a software and workflow provider — it is not a law firm, and nothing on this site or in any deliverable (including any certificate, verification page, or disclosure label) is legal advice. By creating an account or placing an order you agree to these terms. If you use SEAREI on behalf of a brokerage or organization, you represent that you have authority to bind that organization.
What you are buying
Core Staging ($39 per photo): SEAREI stages your empty-room photos using AI and designer review and delivers the staged images with a disclosure package. MLS Ready ($49 per listing flat, unlimited photos): SEAREI takes staged photos you already have and produces a disclosure package — a disclosure-labeled export, the unaltered original hosted at a public verification URL, a verification page, a certificate, and a QR code. Team credits: annual prepaid image credits for organization accounts; credits expire at the end of the annual term with no rollover.
No compliance guarantee
SEAREI does not warrant, guarantee, or certify that any deliverable satisfies any MLS, board, association, or regulator, or that any listing will be accepted or published. SEAREI formats disclosure artifacts to the requirement it has documented for a given board and shows, on every board page, the date it last verified that rule; board rules change without notice and vary by jurisdiction. Whether a specific listing meets a specific board’s current rule is determined by that board and remains your responsibility and your broker’s. SEAREI does not represent that it is affiliated with, endorsed by, or approved by any MLS or board.
Your responsibilities
You are responsible for: confirming the current rules of your MLS, board, and jurisdiction with your own MLS, broker, or counsel before publishing; completing every MLS-side step the rule requires (for example, field or public-remarks entry, uploading the original image, and image ordering) — SEAREI cannot perform these steps inside your MLS on your behalf; holding all rights necessary to upload and use the images you submit; and ensuring that staged or altered images are not materially misleading about the property. SEAREI provides workflow tools, not legal advice.
Customer-supplied content (MLS Ready)
For MLS Ready, SEAREI packages images it did not create. SEAREI does not verify, and does not certify, the accuracy or truthfulness of customer-supplied images or that any staging fairly represents the property. You are solely responsible for the accuracy of images you submit and for any disclosure obligations arising from them.
Brokerage Subscription
Brokerage Subscription: $29 per agent per month, billed annually, with a 12-month minimum term. Each agent seat receives unlimited disclosure packages. Billing is one annual invoice per term. Cancellation: you may cancel anytime; cancellation takes effect at the end of the current 12-month term and you retain access through that date. No partial refunds for unused seats or unused months. Auto-renewal: at the end of each 12-month term the subscription automatically renews unless you cancel at least 30 days before term-end. California subscribers: this auto-renewal is governed by California Business and Professions Code §17602 (Automatic Renewal Law) and AB 390 (click-to-cancel). You may cancel at any time from your dashboard with one click.
Refunds
MLS Ready orders are non-refundable once the disclosure package has been generated and downloaded. Core Staging orders include one complimentary revision. If the delivered result does not meet the brief you submitted, contact support@searei.com within 7 days of delivery.
Verification records
Each delivery includes a public verification page and record (the original unaltered image, the disclosure text applied, timestamps, and integrity hashes). These records are retained indefinitely so a buyer, broker, or auditor can confirm what was disclosed and when; they are not removed when you cancel your account. SEAREI removes or restricts a record only where required by law, by valid legal process, or by a valid data-subject request. This section is consistent with the Privacy Policy and the certificate; where a conflict appears, the Privacy Policy controls for data-handling matters.
Intellectual property
You retain ownership of the original photos you upload. SEAREI retains ownership of the staged images it produces until you download them, at which point ownership of the staged output transfers to you. You grant SEAREI a license to process, store, and publish (on the verification record) your images as needed to deliver the service.
Limitation of liability
To the maximum extent permitted by law, SEAREI is not liable for MLS or board rejection, any compliance violation, or any listing, sale, or marketing outcome. SEAREI will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost data. SEAREI’s total aggregate liability arising out of or relating to the service is limited to the fees you paid to SEAREI in the twelve (12) months preceding the event giving rise to the claim. Some jurisdictions do not allow the exclusion or limitation of certain damages; where a limitation in this section is not permitted by applicable law, that limitation applies only to the extent permitted, and the remainder of these terms remains in effect.
Indemnity
You agree to indemnify and hold harmless SEATECHONE LLC and SEAREI from claims, damages, and costs (including reasonable legal fees) arising out of your listing content, the images you submit, your use of the deliverables, your failure to complete required MLS-side steps, or your breach of these terms — except to the extent caused by SEAREI’s own gross negligence or willful misconduct.
Changes to these terms
SEAREI may update these terms; the "last updated" date above reflects the current version. Material changes will be posted here, and continued use after a change constitutes acceptance. If you do not agree to a change, stop using the service.
Governing law
These terms are governed by the laws of the State of Washington, USA, without regard to conflict-of-laws rules. Disputes shall be resolved in the state or federal courts located in King County, Washington.
