Does Metro MLS require a watermark on virtually staged photos?
Yes, but it must be Metro MLS's watermark. The April 2026 policy says to “upload the original photo immediately followed by the watermarked altered photo” and to “use only the Flexmls watermark feature.” The mark is added by a button inside Flexmls, appears in the top-left corner, applies to one photo at a time, and cannot be removed once added. A watermark burned in by a photographer or a staging vendor does not satisfy the rule and breaks Metro MLS's standing prohibition: “you cannot have branding or watermarks of any kind on your listing photos in the MLS.”
