Does MLS PIN require you to disclose virtually staged photos?
MLS PIN's Rules and Regulations impose no such requirement. A full-text search of the complete online rulebook (Articles I–XIII, current through 3/25/2026) finds no rule mentioning virtual staging, digital alteration, watermarks or AI, and MLS PIN's standalone Photo Submission Policy (Rev. 3/6/2020) does not mention them either. That is not permission to mislead: §1.2 makes the listing broker warrant that the listing data is “accurate and complete in every detail”, §1.0(f) limits an image to “objective information about either the physical attributes of the property itself or about its location”, and NAR Standard of Practice 12-10 applies to REALTOR® members independently of the MLS. Disclose — just not by stamping the photo.
