Outside California, the disclosure framework comes from MLS board rules (e.g. NWMLS Rule 80 in Washington) and the NAR 2026 Code of Ethics — Standard of Practice 12-10 in particular, which prohibits manipulating listing content to produce a deceptive or misleading result. The principle is the same nationally even where the statute is California-only.
